Dory Senior

Dory founded Access Wealth and leads the business. He has spent more than 13 years in the property investment industry and has personally worked with thousands of Australians looking to build more financial security, freedom, and long-term options for themselves and their families.

Over those years he has been directly involved in more than $500 million worth of client property acquisitions, and has led and mentored large strategy teams responsible for hundreds of millions more. He grew up in country NSW without a financial safety net, and that experience is the reason the company exists. His focus today is the same as the day he started: raising the standard of education in the industry, improving the client experience, and helping more Australians understand the financial position they are actually in, and what they can do about it.

Ben Senior

Ben co-owns Access Wealth and leads the strategy, acquisition, and research side of the business. He has spent more than a decade helping Australians build investment property portfolios, and across his career has worked directly with clients on hundreds of millions of dollars worth of acquisitions while leading and mentoring large teams of property strategists.

Today Ben sets the investment criteria, research standards, and acquisition process every recommendation is held to. Higher-than-average interest rates, full vacancy periods, lower rents, and built-in buffers are stress-tested before anything reaches a client. His focus is simple: continually improving the quality of advice, research, and support clients receive throughout their investing journey.

From humble beginnings

I watched my parents lose control of their retirement.

I grew up in country NSW in a town called Kempsey, home to Slim Dusty and Akubra hats. Kempsey at the time was a small town of about 20,000 people, and I lived 30 minutes inland on 150 acres. While it was amazing to have so much bushland to explore, it came with a ton of financial challenges.

My dad built the small two-bedroom house I grew up in, and he is NOT a builder. I shared a tiny room with my younger brother and sister. Kempsey did not offer many job opportunities, so Dad took whatever manual labouring work he could find while Mum stayed home with us kids. Money was always tight. I wore homemade clothes and ate black and gold cereal with powdered milk. The treat for the week was a hot roast chicken from Woolies on shopping day, Thursdays.

When I was 10, my dad needed back surgery after more than 20 years of manual labour. He was forced onto the disability pension at 40. No plan, no savings, no investments. Over the years termites infested the timber framing, and the loft above the living room ended up held up by a 2x4 and a car jack.

My brother and I moved our parents out, paid the bond, furnished a rental, and later helped them buy a home in Victoria. That is the part I think about most. The decisions they never got to make for themselves, and how avoidable it all was with the right structure in place.

Almost none of what happened to my parents had to happen. Not with the right plan, the right numbers, and someone in their corner early enough.

In 2013 I joined the property investment industry. In 2014 I founded my first consulting firm. After thousands of client conversations and years training agents, strategists, and operations teams across the country, we launched Access Wealth in 2023 to work directly with everyday Australians build better property portfolios.

From growing up without money to building a national team.

Where it started

Dory and Ben grow up in Kempsey without a financial safety net, watching their parents lose control of their retirement after years of manual labour forced their father to have back surgery and go onto the disability pension at 40.

2009

Searching for a better path

Determined not to end up in the same position, Dory started studying every wealth-building path he could find - shares, property, forex trading, online businesses, and anything that promised financial freedom.

After reading dozens of books, attending seminars, completing courses, and comparing different strategies, he kept coming back to property as the most practical way to build long-term wealth and started building his own portfolio.

2013

Into the industry

After years of research and starting his own portfolio, Dory entered the property investment industry professionally.

What started as a personal mission to build financial freedom became something bigger: helping other Australians understand their position, make better decisions, and avoid the same lack of planning his family had experienced.

2014

Consulting to the industry

Dory founded his first property investment consulting firm, working with property companies across Australia to improve how they trained agents, strategists, and operations teams. Through that work, he helped support their clients to build long-term property portfolios, while seeing firsthand how different companies operated behind the scenes.

Research before recommendations

We don't browse property listing websites and hope something looks good. We invest significantly in research platforms including CoreLogic, Cordell, Hotspotting, SQM Research, Nearmap, and ABS data before a property ever makes the shortlist.

20-point investment criteria

Every property is assessed across 20 specific criteria covering housing supply, employment trends, population growth, rental yields, infrastructure investment, affordability, and long-term growth fundamentals. Most don't make it through.

Conservative cashflow modelling

Every shortlisted property is modelled using conservative assumptions. We overestimate expenses, vacancy rates and interest rates, while underestimating rent and growth, so clients can see the numbers on a worst-case basis.
