So here it is: the exact five-pillar property investment strategy every one of our clients goes through (Plan, Protect, Acquire, Execute and Grow), in the order we take them through it, whether it's their first investment property or their fourth.
There are too many options out there, too much conflicting advice, and too much confusion. It's stopping hard-working Australians from making the kind of decision that could set them up for life, not because the opportunity isn't there, but because nobody's handed them a clear process to follow.
Between our founders, Dory and Ben, we've spent well over two decades in the property space, and helped everyday Australians purchase more than $3 billion in investment property along the way. In that time, the same questions and the same traps keep coming up for first-time and experienced investors alike.
Why the order matters more than ever
Professional investors work through a regimented system every time they buy. Most everyday investors don't. They buy without a blueprint, which means every purchase is really a bet, whether it feels like one or not.
Tax and super rules shift over time, and a strategy built on last year's numbers can miss the mark under today's rules.
A lot of people skip straight to the property itself. They see an auction down the road, get curious, start scrolling listings, and only much later start asking what their finances actually look like, or why they're doing this in the first place. The five pillars exist to put those questions first, not last.
Pillar 01 · PlanGet crystal clear on your real why
Explore Plan on our site →The first pillar is about building a proper property strategy and roadmap, and it starts with getting crystal clear on why you're investing at all.
This is where most people get it wrong before they've even started. They come to us and say things like “I just want to build wealth” or “I just want to get a property.” Those are the goals people think they have, but they're too vague to plan around.
When we ask a few more questions, the real goal usually surfaces. It might turn out to actually be: “If I could wipe out my mortgage in seven to ten years, that would change my life.” That's a goal we can build a strategy and a number around.
Here's why that matters. If you've got a $500,000 mortgage on a standard 30-year term, and you're in your 40s when you take it out, you could still be paying it off well into your 70s. Put a real number and a real timeframe behind the goal (say, paying it off in ten years instead of thirty), and it changes what the property strategy needs to achieve.
Once you know your why and you've put numbers behind it, the next step, before you even look at a property, is getting an investment-savvy mortgage broker in your corner to do the financial groundwork with the banks. Not every broker specialises in this: a broker who's great at refinancing a home loan isn't necessarily set up to help you build an investment portfolio strategically, and a lot gets missed if that distinction isn't made early.
Pillar 02 · ProtectMake sure it's actually safe to do
Explore Protect on our site →The second pillar is about financial security and safety, making sure what you're about to do is actually safe to do.
This starts with checking your borrowing capacity across multiple lenders, not just one. Different banks assess the same financial position differently — as an example, one lender might come back with an approval of around $600,000 on your numbers, while another assesses the exact same numbers and offers somewhere between $700,000 and $750,000. Gaps like that show up often enough that going to a single bank can genuinely leave money, or safety margin, on the table.
Protect covers three things specifically: your borrowing capacity, the equity or cash you have available for a deposit and costs (or whether a self-managed super fund path is relevant to you), and, just as importantly, what you can actually afford to repay weekly or monthly without it affecting your lifestyle. There's a real difference between being able to buy a property and being able to comfortably hold it.
This is where we see people get hurt most often in property. They get caught up in the emotion of a property they like, skip the due diligence, don't run the numbers or the cash-flow projections properly, and end up living paycheck to paycheck once the true costs show up.
We build in four layers of protection to guard against that:
- 1Quality research. We invest more than $50,000 a year in data and research alone, to identify areas with the fundamentals that support both long-term growth and strong rental yield (the return a property generates as rent relative to its value) with low vacancy.
- 2Conservative financial modelling. We deliberately overestimate expenses and underestimate returns, and model against a worst-case scenario: rates, insurance, fees, maintenance, vacancy, interest rate buffers and inflation are all factored in before we ever show a client a number.
- 3Practical protection.A genuinely good property manager makes a real difference to how long a property sits vacant and the quality of tenant you end up with.
- 4Financial buffers. As part of the finance process, a good investment lending specialist can help set aside extra funds into an offset account, a buffer on top of the conservatism already built into the model, for whatever life throws up beyond it.
None of this assumes everything goes perfectly. It assumes it won't, some of the time, and builds the plan so that's already accounted for. It's part of the standard we hold ourselves to on every client's file.
Pillar 03 · AcquireOur done-for-you property service
Explore Acquire on our site →Once the plan and the protection are in place, and you know what you can actually borrow, it's time to find the property itself. This is our done-for-you property service, built on genuine investment property research — and it exists because “where do I invest, in what market, and what type of property” is genuinely one of the hardest questions to answer well. There are competing strategies for new versus established, regional versus metro, and no shortage of confident opinions.
Our research and acquisitions team assesses opportunities across Australia's roughly 15,000 suburbs against key market fundamentals, and every individual property is measured against a 20-point investment criteria before it's ever shown to a client. That distinction matters: a good property in the wrong market can still be a poor investment, and a great market can be undone just as easily by buying the wrong property in it.
To assess the market side, we draw on Australian Bureau of Statistics census data — suburb demographics, owner-occupier ratios, vacancy rates, and the future supply of housing coming into an area. For new properties specifically (an area we specialise in), that's layered with property-specific due diligence: the builder, the developer, and the actual inclusions.
Pillar 04 · ExecuteThe hidden pieces of actually settling
Explore Execute on our site →Execute is the pillar most people don't think about until it's already causing them stress — it's every hidden piece of actually settling a purchase.
Stamp duty, legal costs, a solicitor to review the contract before you sign it, a conveyancer to handle the legal transfer of ownership — on top of everything already covered in Plan, Protect and Acquire, there's a real logistics job to coordinate at the pointy end of a purchase. The goal of this pillar is simple: no one should find themselves scrambling at handover because five or ten things were never coordinated properly. Execute is about taking that guesswork out entirely.
Pillar 05 · GrowThe work doesn't stop at settlement
Explore Grow on our site →The final pillar is ongoing progress and support — and it's where we see a lot of people quietly stall without realising it.
The common pattern: someone buys one property, feels like they've “made it” as an investor, and then doesn't touch their strategy again. Three or five years later, they look back and realise that one property was never going to be enough on its own, and the years in between were a missed opportunity to keep building.
To avoid that, we sit down with every client once a year to review their property portfolio: how the market and the property's value have moved, whether the rent is optimised and, just as importantly, whether your own situation has changed. Goals shift. Jobs change. Kids move out and free up cash that was going elsewhere.
Grow also covers exit strategy. Once a property has done its job (say, it's grown enough in value to help clear the mortgage goal set back in Pillar 1), the conversation becomes whether to sell and use the proceeds to pay down debt, or whether your circumstances now support holding on and building toward the next property instead. That conversation gets revisited as your life does, not decided once and forgotten.
The blueprint, at a glance
- 01PlanClarify your goals, understand the likely resources required, and map out a practical property roadmap.
- 02ProtectModel the property cash flow, consider appropriate buffers, and work alongside investment lending specialists who formally assess borrowing capacity and loan structure.
- 03AcquireResearch, shortlist and explain suitable investment opportunities, complete the due diligence, and coordinate the acquisition process.
- 04ExecuteCoordinate contracts, settlement, build communication, handover and property-management setup, with additional services arranged where selected.
- 05GrowReview the property and wider portfolio over time, update the investment plan, and help identify when the next acquisition may make sense.
Bringing it together
When the right things are in place, in the right order, it removes most of the fear that stops people from ever starting. Most people who hold off on investing aren't doing it because the numbers don't work — they're doing it because they're not sure it's the right time, the right property, or the right move. Once you have real clarity on the strategy and the structure behind it, that uncertainty tends to fall away.
And once it's actually in place, property investing doesn't have to be a source of ongoing stress. For most of our clients, it becomes something that quietly ticks along in the background, checked in on once a year, rather than something they're losing sleep over.
